Using WhatsApp messages in a landlord or tenant dispute
Most landlord–tenant disagreements are argued over messages: a repair that was promised, a deposit that was not returned, permission that was or was not given. Export the full conversation as a dated, paginated transcript rather than screenshots, keep the original export file, and do it before the relationship deteriorates further.
Export before you need it
The single most useful thing you can do is export early. Once a dispute becomes formal, people delete things, block numbers and change phones. A conversation you exported in March is worth considerably more than one you tried to retrieve in September.
What tends to matter in these disputes
- Promises about repairs — what was reported, when, and what was said in response. Dates are usually the crux, because the question is often how long something went unfixed.
- Deposit conversations — what deductions were mentioned, and when.
- Permission — for a pet, a repaint, a subtenant, a late payment.
- Payment discussions — agreed amounts, dates, and any variation to the written tenancy.
- Notice — when it was given, in what terms, and how it was acknowledged.
Preparing it properly
Export the whole tenancy period
Not just the argument. A transcript that starts the week the dispute began looks selective. One that runs the length of the tenancy shows the pattern — including how long a repair request sat unanswered.
Produce a dated transcript
Timestamps and page numbers let you point at a specific message in a letter or a claim form: "the repair was first reported on 3 February — page 8". That is far more effective than attaching forty screenshots.
Keep the original file
Store the unaltered exported .txt somewhere safe. If the other side suggests messages were edited, the original is your answer.
For small claims
Small claims processes generally favour clear, brief, well-organised evidence over volume. A short covering summary — what happened, when, with page references into the transcript — is usually worth more than a thick bundle with no navigation.

Should I tell my landlord I am keeping the messages?
You are under no general obligation to announce that you keep your own conversations. Whether raising it is tactically sensible depends on your situation.
What if they deleted their side of the conversation?
Your copy of the conversation still exists on your device and is exportable. Deletion by one participant does not remove it from the other's phone.
